Buying Power

The process of buying a home generally starts with determining buying power; that is, you’re financial reserves, if you have any, plus you’re borrowing capacity.  Given some basic information about your available savings, income, and current debt, any of our experienced Realtors can refer you to local reputable lenders which may be a local bank or mortgage company depending on the buyer’s individual needs and situation.

Showing Properties

Our agents have full access to show and sell all properties available in the Cullman area and surrounding areas multiple listing service (MLS), not just the ones we have listed.

Making an Informed Decision

Our team of agents pride themselves in their knowledge of Cullman and its surrounding areas. Every area is unique with its own trends and opportunities.  Our agents can provide local community information on utilities, zoning, schools, etc.  There are two things you will want to know.  First, will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell? It’s our job to guide you through the traps and into the opportunities. Negotiating

Once you find the home or property that best meets your needs and are ready to make an offer, the next step is negotiation. There are many negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or equipment.  The purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase.  It is extremely important that buyers are fully aware of the condition of the property and unlike many other states, in Alabama this is solely the responsibility of the buyer.  Many costly defects are not obvious or easily recognized.  Prior to closing our agents will make sure you are fully aware of all inspections available to you and give you a list of reputable licensed inspectors in our area from which you can choose.

Our goal is for our clients to have confidence when signing documents. Contracts are full of complicated terms and conditions that can affect the purchase of your new home. Our intent is to provide each individual client with the full benefit of our real estate knowledge and experience.

Closing the Sale

And lastly, the closing of the sale.  We will monitor and communicate with you the progression of the purchase agreement as contingencies are satisfied and until the contract is closed and the sale is final.
