One of the most valuable services your agent can provide is an accurate comparative market analysis. A comparative market analysis is done by researching current local market conditions and recent sales of comparable homes in your area. 

When the time has come to sell property, always keep in mind …the market determines value…not the owner nor the agent. When property is priced in accordance with the market, it will sell. 

A listing agent‘s purpose is to provide you with truthful and accurate current market data, and list your property at the highest price possible for which your property will sell.

2.) Prepare Your Home for Showing

  • Declutter...
    A house filled with “stuff” gives the impression of being small and cramped. Clear out the excess and organize all closets, cabinets, and laundry rooms

  • Clean, clean, clean…
    A clean smell is pleasant to everyone. Your homes smell is its first impression and will set the tone for the entire showing. Appliances and countertops no matter the age will appear newer when they shine. If you have inside pets, make it appears as though you don’t. Pet odor and hair can offend those non pet owning potential buyers.   Lastly, if you smoke….don’t do it inside and get rid of the evidence.

  • Clean the Windows
    Windows are the main source of natural light. Make them until they shine.

  • Scub The Floors
    Stained carpet is going to be noticed negatively by a buyer. Have stained carpet cleaned. Make certain all floors are swept and clean. Make any minor repairs needed to all flooring.

  • Curb Appeal is Crucial
    Clean up the yard. A cluttered garage or unkempt yard can give the buyers a bad impression that carries throughout the showing.
